Matt Kruvant has 10 years of principal real estate investment experience in the San Francisco Bay Area, with expertise in acquisitions, asset management, leasing and dispositions. Over the course of his career, Matt has developed deep market knowledge across San Francisco and Silicon Valley, with extensive experience in R&D and office assets.

Prior to joining Paceline Investors, Matt was with Washington Holdings, where he helped build the firm’s 2.5 million square foot Silicon Valley R&D platform. Matt was responsible for the full lifecycle of the portfolio, including portfolio construction, acquisitions, asset management, capital projects, leasing and dispositions. During his tenure, Matt grew the portfolio by 1.0 million square feet, repositioned more than 1.8 million square feet of R&D space and negotiated more than 2.5 million square feet of leases. In 2026, Matt helped lead the disposition of the portfolio through a series of asset and portfolio sales. His experience at Washington Holdings developed particular expertise in identifying, acquiring and repositioning underperforming assets and executing business plans designed to drive occupancy and value.

Prior to Washington Holdings, Matt worked at Hines, where he oversaw a 4.0 million square foot office portfolio spanning San Francisco, Silicon Valley and the East Bay. During his time at Hines, Matt was involved in the $755 million refinancing of 101 California Street, which at the time represented the second-largest single-asset refinancing in San Francisco history.

Matt holds a Bachelor of Arts in History from the University of Denver and a Master of Science in Real Estate Finance and Investment from the NYU Schack Institute of Real Estate.
